NCC to build Kulturkvarteret in Örebro
NCC is to build a cultural district in Örebro that will include such amenities as a public library and a cultural school. The client is the municipal property company Örebroporten Fastigheter AB, and the project is a turnkey contract in partnering.

“Kulturkvarteret will be a meeting place for everyone, and is a bold investment in Örebro’s future, from a perspective of growth and attractiveness. In this work, it is incredibly important that the contractor has sufficient strength, and methods that are of benefit to the project. We found all this in NCC, which also had the best outcome in our procurement,” says Jeanette Berggren, CEO of Örebroporten.
The assignment is a turnkey contract in partnering, a form of collaboration in which both partners contribute knowledge and experience right from the beginning, with the best interests of the project in focus. Since late 2017, the partners have been jointly planning and collaborating on project design and are now in agreement on the construction and final appearance.
“This is a tremendously interesting project, at a central location in Örebro. It is quite satisfying to see how strongly Örebroporten valued our offer with a digitized construction process, well-conceived logistical solutions and a strong organization. Together, we are now carrying out a project that will provide Örebro with great value over the long term,” says Henrik Landelius, Head of NCC Building Sweden.
Kulturkvarteret will be a 14,000 square meter building divided into six stories. It will include a public library, a lecture hall, and a cultural school with spaces for music and dance. The lobby will contain a large multiple stage, with a flexible stage and sliding bleachers for activities such as rehearsals, concerts and lectures.
The building will be environmentally certified under the Sweden Green Building Council 3.0 Silver level, which places strict demands on such features as low energy consumption, proper ventilation and good materials selection. The project will also be carried out using many digital tools, such as virtual reality and completely digital blueprints. In addition, the parties will jointly develop a new property management model for the district. Kulturkvarteret was designed by Wingårdhs arkitekter.
Construction will start in the autumn of 2018, and the project is expected to be complete in the spring of 2021. The order will be registered in the NCC Building business area in in the third quarter of 2018.
